What does Individual Leasing mean?

Each resident signs their own lease for their specific bedroom. If a roommate moves out, the remaining residents are not responsible for that person’s rent. Shared spaces remain available for all residents in the apartment.

What are rental installments?

Rental installments are equal payments made throughout the lease term. The total lease amount is divided into scheduled installments that are paid over the course of the year.

Why is my rent not prorated?

Rent is not prorated because the lease amount is divided evenly into installments rather than being based on a traditional monthly rental structure.

What if I need something repaired in my apartment?

Residents can submit maintenance requests through the resident portal, contact the leasing office, or notify management directly for service needs. Emergency maintenance assistance is available for urgent issues.

How do I pay my rent and when is it due?

Rent is due on the first day of each month and can be paid online through the resident portal using approved payment methods. Additional payment options may be available through the leasing office.

Is Villas on Rio pet friendly?

Villas on Rio offers pet-friendly housing options. Residents should contact the leasing office directly for current pet policies, breed restrictions, pet deposits, and monthly pet fees.

What should I bring to my new apartment?

Apartments come furnished with major furniture and appliances. Residents should bring personal belongings such as bedding, towels, kitchen supplies, toiletries, decorations, electronics, and other everyday essentials needed for comfortable living.
